Brad called us on the day that our Inspection was suppose to be completed to ask us if we wanted to pay for another inspection. He apologized to us cause he just got back from Vacation and didn’t contact us earlier.
Told my husband that the VA inspection didn’t find anything so that is why he asked us if we wanted to pay for another inspection.
I told my Husband that yes we want it. Well that is when Brad explained that it needed to be done by that day he called and that we could risk losing the house. My Husband and I needed to find a place to live as we had to move soon.
Well Brad never ordered the VA inspection as he told us that they normally do them automatically. Well that is not True! VA does an Appraisal first and then if question on value they will want an inspection before closing on the house. So you have to make sure that a VA inspection is ordered up front if you want one completed.
So here we are without an inspection on our home and a house full of issue with the crappy job the selling agent did not get permits for and didn’t properly repair items.
We are having to pay $4 grand to have our piping fixed as it is the wrong size piping and they failed to glue one together and now we have a Rotten Foundation Wall that is needing to be replaced as well. The Electrical box was out dated and we had to get it completely replaced after moving in cause our washer/dryer hookups were the wrong voltage as this is how we learned the electrical box was outdated.
Also during the week of our wedding and having family staying at our home, we didn’t have any Hot Water for showering!
Not a Happy Bride.
Make sure that a VA inspection is ordered up front as they do not Automatically do them. I work with Mortgages and knew this and this is why I am very upset and dissatisfied with a Seasoned Realtor who didn’t follow through on his end to make sure that the home we were purchasing was completely inspected. All these items would have been found during an inspection and we wouldn’t be out over $7 grand for these major items to get them repaired.
No one buys a Remodeled home to have to turn around and pay to get items up to code and fixed to be able to live a normal life in the home.
